CANCELLATIONS / REFUNDS:

A $20 fee is retained from the deposit for any cancellation. Deposits will be forfeited if canceled within 2
weeks of the reservation date. Cancellations made within 48 hours of the reservation will be charged the
entire reservation amount to the credit card on file. Unusual or extenuating circumstances may be dealt
with on a case by case basis at the discretion of Frio Springs Lodges. Absolutely no refund for early
departures under any circumstances. You are responsible for payment of days you reserved. Please double
check your dates. Policy applies whether you cancel all or part of your reservation.

CHECK IN

Check in time is 3 p.m. and check out is 11 a.m.

After hours check in:
We understand that some people will arrive after hours. Let us know as soon as possible if you are going
to be a late check in. It is your responsibility to come in before noon the next morning to pay the remaining
balance and sign the registration form. People who do not check in by noon will have the credit card on
file charged for the remainder of the reservation and guests are responsible for rules outlined on the
registration card.

RULES

For your safety, convenience and enjoyment (and that of our other guests), the following rules must be
observed. Frio Springs reserves the right to refuse admittance or expel those not conforming to the rules of
good conduct and safety.

•     Absolutely no smoking in any of our facilities at Frio Springs Lodges.
       There is a $250 fine for smoking inside our facilities.
•     You must be 20 years or older to book a reservation.
•     River front is available for use from 8 a.m. to sunset.
•     There is no lifeguard on duty. Use of river and surrounding area is at your own risk.
•     Our towels are for use in cabin only.
•     Families: minors must be supervised by a responsible adult.
•     No tents, pop-ups or RV's at cabins.
•     5 mph speed limit in campground.
•     No littering.
•     No glass containers in or near river.
•     No mini-bikes or ATV's.
•     Fires in fire pits or fire places only.
•     No discharge of fireworks or firearms.
•     Music off at 11 p.m. in campground.
•     Keep music at a reasonable level.
•     No offensive language or behavior.
•     Cabins must be kept clean and neat at all times.
•     No clotheslines
•     No sleeping in vehicles.
•     No camping.
•     Any damages caused by guests or their pets will be charged to the credit card on file. The person who made the reservation is responsible for their group, and any persons who may visit them.

Pets
We do allow dogs at Frio Springs for $10 per dog per night. Dogs are to be declared when checking in. A $25 fee plus the standard rate will be applied to credit card on file for undeclared dogs. Owners are responsible for any damage that may be caused by their pets. Dog droppings are to be picked up and disposed of by dog owners. Dogs must be kept on leashes at all times.

Hold Harmless Agreement:
"Lessee" shall include all people occupying property from "Frio Springs Lodges". "Lessee" agrees to protect, indemnify, save and hold "Frio Springs Lodges" harmless, including its officers, agents and employees from and against all losses, costs, and expenses, and from and against all claims, demands, suits and actions for damages or from liability of whatever nature for any and all damage to property ours and others, or to injury (including death) to any person or persons, arising or in any way growing out of our visit to property owned or managed by "Frio Springs Lodges ".
